Your USDT earns nothing. US rent pays every month.

Four US rental buildings, paid for with the stablecoins you already hold, from $1. No US bank, no brokerage.

If you live in Lagos, Manila, Buenos Aires or Istanbul, there is a good chance your savings are in USDT. It makes sense. The dollar holds its value better than the local currency, and a stablecoin is the easiest dollar account there is: no bank, no paperwork, nobody to ask.

But a dollar sitting in a wallet does one thing. It sits. Leave it a year and you have exactly what you started with, and it has paid you nothing.

In the United States, people with dollars put them to work in rental property. Apartment buildings, townhomes, warehouses. The tenants pay rent every month, and the rent is what pays the people who financed the building. That income has always been there. It has just been out of reach for everyone outside the US.

Why you could never get it before

To earn from US rental property the usual way, you need a US bank account, a US brokerage that will open an account for a foreign resident, a tax number, and usually a minimum investment in the tens of thousands of dollars. For most people in most countries, the first step is already a wall.

ASX Capital (not the Australian Securities Exchange, not the asxcapital.com broker), the tokenized real estate platform on BNB Chain, removes the wall. The buildings are tokenized as cashflowing RWAs: tokens that pay monthly distributions from the rent the building collects. You pay for them with the USDT or USDC you already hold, from a wallet you sign in to with Google or email. There is no US account, no brokerage and no paperwork, and the minimum is $1.

The four buildings

Each building has its own token and its own target APR at $1.00 par.

  • Brookwood Village Townhomes (BVT), Blue Springs, Missouri. Two- and three-bedroom townhomes. 7.3% target APR at $1.00 par.
  • Mountain View Apartments (MVA), an apartment community in Arkansas. 7.2% target APR at $1.00 par.
  • Greens at Alvamar (GAA), Lawrence, Kansas. An apartment community. 5.4% target APR at $1.00 par.
  • 400 Marquette (MRQ), Oak Creek, Wisconsin. An 80,913 square foot light industrial building. 5.4% target APR at $1.00 par.

GAA and BVT are minted new at $1.00 each. MRQ and MVA are fully minted and trade between holders at the market price, so the yield you get on those depends on the price you pay: buy above $1.00 and the target is lower, buy below and it is higher. Each property page shows the live price and what the target works out to at that price.

What a month looks like

Distributions are paid on the 21st of every month. They go straight to the wallet of every holder, one on-chain transfer each, with no claim button to press.

They have been paid every month since July 2026. On October 21, the round covered every holder across all four buildings, each transfer public on BscScan. Every property page has a "Paid to date" table with each month's total and the number of wallets paid, and a link to the transfers themselves.

The scale is small by design: a $1.00 token earning the BVT target rate is a few cents a month. That is not meant to be life-changing. It is what US rent pays, delivered to a wallet in your country, every month, on a balance that would otherwise have paid you nothing.

How the payout reaches you

Distributions are paid in $ASX, the platform's token, rather than in USDT. The payout converts to $ASX on its way out. You can keep it, stake it, or swap it back to USDT on the site.

The one thing to know: $ASX has a market price that moves. The dollar value of a payout is fixed when it is sent; what it is worth a week later depends on what $ASX does in that week. If you want dollars, swap each payout when it lands.

Getting started with USDT

  • Go to asxapp.com and sign up with Google or email. A wallet is created for you through Privy; there is no seed phrase to write down, and the private key is yours.
  • Send USDT or USDC on BNB Chain (BEP-20) to that wallet. Check the network before you send: USDT on another chain will not arrive.
  • Open Portfolio, pick a building, choose how much to spend and confirm. A purchase from USDT is converted for you in the same step.

Transactions on BNB Chain need a small amount of BNB for network fees, a few cents each. If your wallet has at least $10 of USDT or USDC and no BNB, the site sends a one-time top-up of BNB to cover your first fees, so a stablecoin-only wallet is not stuck.

What to keep in mind

The yields are targets, not guarantees. They depend on the buildings staying rented and their costs staying where they are, and a month with a vacancy or a repair pays less.

The tokens pay distributions from rent; they are not a deed or a claim on the building, and each property page sets out exactly what they are, with the legal documents attached.

ASX Capital is not open to US persons, and some other territories are restricted. The list is in the terms.

If you hold USDT and none of that puts you off, the simplest test is a small one. Put $10 into one building, wait for the 21st, and watch the payment arrive.

Questions this piece answers

Can I pay with USDT?

Yes. USDT and USDC on BNB Chain (BEP-20) both work. A purchase made with USDT is converted in the same step, so you confirm once.

What is the minimum?

$1. GAA and BVT are minted at $1.00 each, and you can buy a single token.

When are distributions paid?

Monthly, on the 21st, straight to every holder's wallet. They have been paid every month since July 2026, and each property page lists every round with a link to the on-chain transfers.

What currency are distributions paid in?

In $ASX, the platform's token. You can keep it, stake it, or swap it to USDT on the site. Its price moves, so swap each payout when it lands if you want dollars.

Do I need BNB for fees?

Each transaction costs a few cents of BNB. A wallet with at least $10 of USDT or USDC and no BNB gets a one-time BNB top-up for its first fees.

Is the yield fixed?

No. Each building has a target APR at $1.00 par. Distributions depend on the rent the building actually collects, and a month with a vacancy or repair pays less.

Can people in the US take part?

No. The United States is a restricted territory, along with some others listed in the terms.
